A Market Beginning to Stabilize
One of the encouraging developments we discussed is the gradual tightening of inventory. After a period when buyers had significantly more properties to choose from, we’re seeing fewer new listings entering the market, alongside signs of improvement in sales activity and greater stability in prices.
That doesn’t mean we’ve suddenly returned to a strong seller’s market. As I explained during the interview, conditions were still favouring buyers, although the market had begun moving closer to balance compared with earlier in the year. That distinction matters: improvement does not mean the opportunities available to buyers have disappeared. YouTube
Buyers Still Have an Opportunity
For buyers who have been waiting on the sidelines, the combination of prices below their previous peaks and a market showing signs of stability deserves attention.
During the interview, I shared my view that much of the price adjustment had already taken place. While no one can guarantee where prices will go next, waiting for another significant decline is not a strategy I would take for granted.
We also discussed the activity we’re seeing from first-time home buyers and the interest in detached homes and townhomes. For people preparing to enter the market, the conversation is increasingly about understanding the opportunities available now—not simply waiting for conditions to change again. YouTube
The right decision still comes down to your circumstances. Your budget, financing, long-term plans and the type of home you need should guide your next move.
What Could Be Ahead This Fall?
The relationship between supply and demand will be important to watch.
As I discussed on CHCH, if inventory continues to tighten and sales activity improves, we could see prices begin to firm up again. The extent of that improvement remains uncertain, but those are the trends I’m watching as we move through the fall market.
My outlook is conditional on that progress continuing. Signs of stabilization are encouraging, but they are not a guarantee that every property or neighbourhood will move in the same direction at the same pace. YouTube
Why Strategy Still Matters for Sellers
For sellers, an improving market does not remove the need for a thoughtful plan.
One of the points I emphasized during the interview was the importance of strong marketing, broad exposure, realistic pricing and preparing a home properly before it goes on the market. Buyers still have choices, so your property needs to give them a reason to pay attention.
Well-presented homes can still attract interest and sell successfully in these conditions. However, sellers need to be careful about their expectations and make sure their strategy reflects the market they are selling in today. YouTube
